New condos coming to Kirkland Parkplace?

Nothing official yet, but proposed zoning amendments, if approved, could potentially lead to the development of a mixed retail/condo building behind Kirkland Parkplace.  The owner of the property that was formerly the home of True Value Hardware and Bungie Studios and currently the Microsoft Halo Building, has applied for zoning amendments to increase the maximum building height from the current maximum of 3-5 stories (67 feet) to 8 stories (100 feet), and to allow additional residential use on the entire site.  The residential use with the current zoning is limited to 12.5% of the gross floor area for the property.

So what does that mean for the future?  It’s not clear yet since there aren’t any proposed development plans.  However, it’s likely that if the zoning amendment is approved, we could end up seeing another retail/condo building with retail shops on the first floor and condo units above the shops sometime in the next few years.  It also means that some future residents might even be able to watch little league and high school baseball games at Peter Kirk Park from the comfort of their own living rooms.
